Formula and calculation method

The calculator starts with scheduled rent and other income, deducts vacancy, then subtracts operating expenses to calculate net operating income before financing. Mortgage debt service is calculated separately. Cap rate uses NOI divided by purchase price; cash-on-cash return uses after-debt annual cash flow divided by initial cash invested.

Worked example

A 250,000 property with 25% down, 2,200 monthly rent and realistic vacancy and operating costs can look profitable on gross rent but much less so after taxes, insurance, maintenance, management and mortgage payments. This page exposes each layer so the return is not based on rent alone.

How to interpret the result

Cap rate measures property operating performance before financing. Cash-on-cash return reflects the financing structure and cash invested. DSCR compares NOI with debt service, while break-even occupancy estimates how much of scheduled rent must be collected to cover operating expenses and debt service. No single metric should be used alone.

For decisions with meaningful financial, contractual, engineering or health consequences, compare the calculator output with current source documents and the rules that actually apply to you. A transparent calculator is useful for planning and checking, but it cannot know every term, exception or future change that may affect a real-world outcome.

Important assumptions and limitations

This model uses a fixed mortgage rate and simplified annual expenses. It does not include income taxes, depreciation deductions, capital-gains tax, major renovations, irregular capital expenditures, tenant turnover costs, legal costs or changes in rent and expenses over multiple years. Appreciation is an assumption, not a guaranteed return.
