What this Payment Calculator does

Formula and calculation method

The regular payment uses the standard amortizing-loan annuity formula. The calculator then simulates the balance period by period with the chosen extra payment so payoff time and total interest are based on the actual declining balance.

The result is calculated locally in the browser. Inputs are not uploaded to OfficeCalculator.Net for the arithmetic itself, and the page does not require an account. Where a rate or assumption can vary by provider, market, jurisdiction or personal situation, the field is editable rather than hard-coded into the calculator.

Worked example

For a 25,000 loan at 7.5% over five years with monthly payments, the regular payment is about 501. Adding 50 to every payment shortens the payoff period and reduces total interest because more principal is removed earlier.

How to interpret the result

Use the scheduled payment to understand the contractual payment implied by the entered term and rate. The accelerated payoff metrics show what happens if the same extra amount is added every payment period. Compare the interest saving with any prepayment restrictions, alternative uses of cash and fees that are not part of the interest calculation.

For decisions with meaningful financial, contractual, engineering or health consequences, compare the calculator output with current source documents and the rules that actually apply to you. A transparent calculator is useful for planning and checking, but it cannot know every term, exception or future change that may affect a real-world outcome.

Important assumptions and limitations

This is a fixed-rate amortization model. It does not model changing rates, late charges, skipped payments, payment holidays, insurance, taxes, escrow or lender-specific daily-interest conventions. Upfront fees are reported separately and are not automatically financed into the balance.

Frequently asked questions

What formula is used for the regular payment?

For a non-zero periodic rate, payment equals principal times r times (1+r)^n divided by ((1+r)^n βˆ’ 1). At a zero rate, payment is principal divided by the number of periods.

Does an extra payment reduce the next required payment?

This calculator keeps the scheduled payment unchanged and treats the extra amount as additional principal. Many real loans work this way, but lender rules can differ.

Can I use biweekly payments?

Yes. Select 26 payments per year. The periodic rate is the entered annual nominal rate divided by 26 for this planning model.
