How this FHA estimate works

FHA-insured mortgages combine a standard amortizing home loan with mortgage insurance. This calculator starts with the purchase price and down payment, estimates the base loan, adds any upfront mortgage insurance premium you choose to finance, and then calculates principal and interest. It also adds the annual MIP estimate, property tax, homeowners insurance and HOA amount you enter so the monthly result is closer to a real housing budget.

The default upfront MIP field is 1.75%, which matches current HUD guidance for most FHA forward mortgages. The annual MIP field is editable because the applicable rate and duration can depend on loan characteristics and policy. Use your lender's Loan Estimate for a final figure.

Why the full monthly cost matters

A mortgage payment is more than principal and interest. Property tax, insurance, mortgage insurance and HOA dues can materially change affordability. The calculator separates these components so you can see what comes from financing and what comes from ongoing housing costs.

If you are comparing FHA with conventional financing, compare the total cash required at closing, the monthly insurance cost, the interest rate and how long mortgage insurance remains in force. A lower down payment can preserve cash but may increase the financed balance and insurance cost.

Example and interpretation

With a $350,000 purchase price and 3.5% down payment, the base loan is the purchase price minus the cash down payment. If the upfront MIP is financed, it is added to the amount on which principal and interest are calculated.

The monthly MIP displayed here is an initial estimate based on the entered annual rate. Actual FHA monthly premium calculations can decline as the unpaid principal balance changes, so lender statements may vary slightly from a simple first-year estimate.

Is FHA upfront MIP included in the monthly payment?

If you finance the upfront MIP, it is added to the loan balance and therefore affects principal and interest. You may also pay it in cash, depending on the transaction.
